Client Terms & Conditions — MyEasyAgent Last updated: 19 June 2026
1. What MyEasyAgent Does
MyEasyAgent is a property viewing coordination service. We:
- Confirm that a property you are interested in exists and is genuinely available
- Verify that the listing agent holds a valid LASRERA licence or ERCAAN membership
- Coordinate a physical viewing between you and the verified agent
- Provide our Agreement Clinic service for tenancy agreement vetting (separate fee applies)
We are not a real estate agency, property management company, or landlord. We do not hold, own, manage, or guarantee any property listed on our platform.
2. Coordination Fee
Before we arrange a property viewing, you pay a Coordination Fee. This fee covers:
- Property availability confirmation
- Agent credential verification
- Viewing scheduling and coordination
The Coordination Fee is non-refundable once we have confirmed the property’s availability and the agent’s credentials — regardless of whether you proceed with the viewing or the tenancy.
The Coordination Fee is not refundable if:
- You change your mind after confirmation
- You fail to attend a scheduled viewing
- The property does not meet your personal expectations upon viewing
- You are unable to meet the landlord’s requirements (which are disclosed before the viewing where known)
The Coordination Fee is refundable if:
- We are unable to confirm the property’s availability
- The agent’s credentials cannot be verified
- The property materially does not match the listing description (e.g., wrong location, wrong number of bedrooms, or significantly different price)
3. Your Responsibilities
When using our service, you agree to:
- Provide accurate contact details (WhatsApp number and name)
- Attend scheduled viewings on time or cancel with at least 4 hours’ notice
- Not contact listing agents directly to bypass MyEasyAgent after an introduction has been made
- Not use our Coordination Fee as a deposit, part-payment, or bargaining chip with agents or landlords
4. Property Information
While we verify agent credentials and property availability, we do not independently verify:
- Property titles or ownership documents
- Building structural integrity or compliance with building codes
- Accuracy of landlord-stated utility provisions (e.g., water supply, electricity backup)
We strongly recommend engaging a lawyer before signing any tenancy agreement. Our Agreement Clinic service is available for this purpose.
5. Lagos Tenancy Law
Under the Lagos State Tenancy Law 2011:
- A landlord cannot demand more than one year’s rent in advance for residential property
- Eviction without a court order is a criminal offence
- Caution deposits must be refunded at the end of the tenancy, less documented deductions
If any agent or landlord introduced through our platform requests terms that violate this law, please report it to us immediately via WhatsApp.
6. Privacy
Your personal information is handled in accordance with our Privacy Policy. We do not sell or share your data with third parties for marketing purposes.
7. Limitation of Liability
MyEasyAgent’s total liability to you for any claim arising from our service is limited to the amount of the Coordination Fee you paid. We are not liable for any indirect, consequential, or incidental damages.
8. Governing Law
These terms are governed by the laws of Lagos State, Nigeria.
