| Who we are | MYEASYAGENT LIMITED, registered in Nigeria with the Corporate Affairs Commission (RC 9178918) |
| Our office | 60 Old Ojo Road, Kuje-Amuwo, Amuwo-Odofin, Lagos State |
| This version | 5 November 2026 |
| When it applies | From 5 November 2026. If you registered as an agent before then, the change in "Clients we introduce" applies to you from 5 December 2026; if you registered before 23 October 2026, the rest of the section for agents applies to you from 22 November 2026 (Changes to these terms) |
Summary of key terms
This summary is for convenience. The sections below set out the binding terms.
- What we do. We help you find a home in Lagos and see it. Before you pay us anything, we check with the agent that the home is still free. We check the agents we work with, and we can review your tenancy agreement before you sign it.
- Who gets your money. Rent, caution deposit and agency fee go to the landlord or to the agent who holds the home. They never come to us. We only collect our own fees (Money).
- The Home Check fee. You pay it only after the agent confirms the home is free. The amount depends on the area, and we tell you what it is before you pay. It covers up to two viewings and has nothing to do with rent (What you pay us).
- Refunds. If we can't confirm the home is available, or it is very different from what we told you, you get the Home Check fee back in full. If you change your mind after we have confirmed the viewing, you don't (Cancellations and refunds).
- What "checked" means. Each label on a listing says exactly what we checked and on what date. It is not a land search, a building survey or a promise (What our labels mean).
- Agents. Agents work with us but are not our staff. They must list honestly and must not ask you for extra money. An agent who breaks a promise gets a strike, and three confirmed strikes means they are out (For agents and landlords).
- Your details. We don't give agents your phone number or email. Our team arranges your viewing with you on WhatsApp (Your details).
- Your rights. Nothing here takes away the rights Nigerian law gives you, including under the Federal Competition and Consumer Protection Act 2018 and the Nigeria Data Protection Act 2023.
What’s in these terms
- For everyone: using the website, money, complaints and your rights
- For people looking for a home: viewings, fees and refunds (also on the client terms page)
- For agents and landlords: listing, payments, commission and strikes (also on the agent terms page)
- For owners who want us to manage their property
- What our labels mean
- Extra details: fees at a glance, what a listing record contains, how we handle a complaint, copyright notes
For everyone
This section applies to everyone who uses MYEASYAGENT.
About these terms
These are the rules for using MYEASYAGENT. That means our website (myeasyagents.com), the app you can install from it, our forms, and our WhatsApp, phone and email.
"We" and "us" means MYEASYAGENT LIMITED, a company registered in Nigeria (RC 9178918), with its office at 60 Old Ojo Road, Kuje-Amuwo, Amuwo-Odofin, Lagos State. "You" means the person using MYEASYAGENT.
Our name is written MYEASYAGENT. Our web address has an "s" (myeasyagents.com), but the company and the brand are the same.
The terms have five sections:
- For everyone: this section.
- For people looking for a home, including people using our Agreement Clinic.
- For agents and landlords: anyone who lists a home with us.
- For owners who want us to manage their property.
- What our labels mean: what our checks do and don't tell you.
Our Privacy Policy explains what we do with your personal details. If you sign a separate agreement with us for a service, such as a property management agreement, that agreement is the one that counts for that service.
You accept these terms in one of two ways. You tick the box on one of our forms that links to them, or you pay us a fee after we have sent you a link to them. We keep a note of which version you accepted and when. Just reading our website does not sign you up for anything.
If you don't agree with these terms, please don't use the service.
Words we use
These words have a set meaning in these terms:
- Agent: someone who works with us to list or show homes (see Who this section is for, and your role for the three kinds). Agents are independent. They are not our staff.
- Client: someone looking for a home, or using our Agreement Clinic.
- Owner: the person who owns a home, or who has the right to rent it out or sell it.
- Home Check fee: what you pay us for checking a home before you travel (that it is available, what it looks like and what it will cost you) and arranging your viewing.
- Agreement Clinic: our service that reviews a tenancy agreement for you.
- Team member: someone employed or engaged by MYEASYAGENT LIMITED to arrange requests and viewings. A team member is not an agent.
- Label: a note on a listing or an agent's profile that says what we checked and when (What our labels mean).
- In writing: includes WhatsApp messages and email.
The headings are only there to help you find things.
What we do
We list homes and look for homes that match what you want. We check with the agent that a home is still free, and we arrange viewings. We check the agents we work with and write down what we checked. We run the Agreement Clinic. For some homes, we are also the property manager (For owners who want us to manage their property).
Our own team does some of this work. Agents in our network do the rest. When we take on your request, we tell you who will show you the home and who to contact.
An agent in our network does not work for us and cannot make promises for us, unless we have said so in writing (Agents, owners and managers).
When we do the work ourselves, we do it with care.
We only work in Lagos State for now. The website shows other states as "coming soon". We don't take requests for those states until the website shows them as open.
Who can use MYEASYAGENT
You must be 18 or older.
If you are acting for someone else, such as a company or a landlord, you must have their permission. Show us proof if we ask.
Don't pretend to be someone else. Don't give false information about who you are, how old you are, what you own, what you are allowed to do, or what your qualifications are.
We may put a request on hold while we check who you are or whether you have permission.
Your contact details and our messages
Give us contact details that are correct, and tell us if they change. Depending on what you use, we ask for your name, phone and WhatsApp number, email and what you are looking for. Our Privacy Policy explains why.
Some things are saved only on your own phone or computer, such as homes you saved, your alert settings and forms you haven't finished. If you think someone has misused your details or your phone alerts, tell us at support@myeasyagents.com or on WhatsApp +234 704 835 6004.
We message you about your requests, viewings and payments, about homes you asked about, about safety, and about changes to these terms. We only send you marketing if you agree to it, and you can tell us to stop at any time.
A WhatsApp message, email or phone call does not change a signed agreement, unless that agreement says it can.
Listings
A listing is put together from three sources: what the owner told us, what the agent told us, and what our team saw for itself. The listing's record shows which is which (What our labels mean).
If a listing has a label, we did the check the label describes, on the date shown.
Rent, availability and the state of a home can change. When we hear about a change, we update the listing, add a note, pause it or take it down.
Nobody may list a home without the owner's permission. Owners and agents must tell us quickly when a home is let, sold, withdrawn, changed in an important way, or no longer theirs to advertise (Listing a home).
When there is a complaint or a risk, we may ask for documents, call the owner, visit the home, ask for new photos or video, or pause or take down the listing while we look into it.
A listing is not a promise about the home, the owner, the agent, the title or how things will turn out. Read the listing together with its record of checks.
Our checks
We check things to cut the risk of fake listings and to give you better information. Depending on the home, we may check that it exists, who the agent is, whether the agent may advertise it, whether it is free, and what it looks like.
A label only means what What our labels mean says it means, on the date shown.
We never call a listing or an agent "fully verified", "fraud-proof", "guaranteed" or "government approved". Our labels don't suggest that any government office or association has approved us.
Each listing's record shows what we checked and when, what kind of evidence we saw, what we did not check, and when someone last confirmed the home was free. We never publish private documents to prove a check.
Before you sign or pay rent, think about getting a land search, a lawyer's advice or your own inspection. That doesn't let us off doing the checks we said we would do. If we make a mistake, it is still our mistake.
Homes we haven't visited yet. Some homes are too far for our team to visit before they are listed, or come in faster than we can get to them. When our team hasn't visited a home:
- the listing says so;
- we tell you before you book a viewing;
- before you travel, we get a clear, recent video or time-stamped photos from the agent;
- if you still want to go, our team member checks the home in person at your viewing.
The refund rules in Cancellations and refunds still apply.
Photos and video
Some photos and videos are taken by us or for us. The listing says when that is the case.
A photo shows what could be seen on the day it was taken. It can't show every fault, noise or smell, or a change since then.
When our team visits a home, they look at it. It is not a building survey or a safety inspection.
We ask before filming inside someone's home. We try not to show people's faces, private papers or anything that would help a thief.
Owners and agents must tell us about changes or faults that would make the photos misleading. We may add a date, a note or a correction.
Matching and alerts
If you tell us what you are looking for, such as area, budget, type of home and what you need, we use that to look for homes that may suit you. We may message you on WhatsApp or send you alerts.
A home we suggest is only a suggestion. It may not suit you, still be free or fit your budget.
Suggestions are only as good as the information we get. Check the important details yourself before you pay or sign.
To stop alerts on your phone or computer, switch them off in your browser's notification settings for myeasyagents.com. To stop our WhatsApp suggestions, tell us on +234 704 835 6004.
Agents, owners and managers
Depending on the home, one of three things happens. We arrange a viewing with an agent in our network. Or we act as the agent ourselves, because the owner has given us the home. Or we manage the home for the owner (For owners who want us to manage their property).
When we confirm your viewing, we tell you who will show you the home and who holds the keys.
An agent or owner cannot promise you a refund, discount or anything else on our behalf, unless we have said so in writing. Our own promises in these terms still stand.
Agents are independent (Who this section is for, and your role).
Viewings, offers and documents
A viewing is a chance to see a home. It does not mean the home is yours.
The owner decides whether to accept your offer. We will only say a home is held for you when the owner has agreed and it is written down.
Before you sign or pay, read the papers, check that the person has the right to rent out the home, and make sure you understand every charge and payment instruction. Get advice if you need it. Our Agreement Clinic can review your tenancy agreement (Our services for people looking for a home).
Renting or buying a home needs its own agreement. These terms are not that agreement.
Money
We never hold other people's money. You pay rent, caution deposit and agency fee straight to the owner, or to the agent who holds the home. We only receive:
- our Home Check fee and Agreement Clinic fees, paid by clients;
- our share of an agent's commission when a letting goes through (What you earn, and what you pay us);
- the agency fee, only for a home where the owner has given the home to us to let. In that case the fee is our own commission, and we tell you so in writing before you pay.
Our bank account. Our fees are paid by bank transfer into an account in the name of MYEASYAGENT LIMITED. We send you the account details in writing, with the amount, before you pay. We never ask for our fees to go into a personal account. If anyone asks you to do that, don't pay. Message us on WhatsApp +234 704 835 6004 first.
Before you pay any fee, we tell you in writing how much it is, who gets it, what it is for, when to pay it and how refunds work (see Fees at a glance). You never owe a fee that you weren't told about first.
Nobody may tell you that our fee is rent, a deposit or a government charge. We will never ask you to pay someone we couldn't check.
Before you send rent or a deposit, check the person's name, their right to collect it, the amount and the account, through a contact you already trust. If the bank details change at the last minute, treat it as a warning sign and check with us first.
We can't refund money that never came to us. We will still deal fairly with any complaint about our own part, and help you report a scam.
If we ever start collecting rent for owners, we will publish separate terms for that first.
Things nobody may do
Nobody may use MYEASYAGENT to:
- post a fake listing, or claim a home or a right they don't have;
- pretend to be an owner, agent, client, team member or government official;
- ask for or make an illegal payment, or hide a charge;
- fake documents, ID, photos, inspections or availability;
- harass, threaten, cheat or unfairly discriminate against anyone;
- misuse other people's details, photos, videos or documents;
- break into accounts or systems, or upload harmful code;
- copy our content to resell or reuse it, except where the law allows;
- get in the way of a fair investigation.
If someone does, we may ask for evidence, pause a listing, remove content, block access, stop an introduction, or report them to the police, LASRERA or another authority.
Reporting fraud. Use our Report a problem form, email support@myeasyagents.com, or WhatsApp +234 704 835 6004. Send the listing link, dates, payment receipts and messages if it is safe to do so. You can also report to LASRERA through the Lagos State Government website, to ERCAAN if the person says they are a member, and to the police.
Our content and designs
The MYEASYAGENT name and logo are ours. So are our website text, the photos and videos we took or paid for, and our drawings and page designs. Some of these we use with permission from their owners.
Please don't copy, republish, sell or change them without our written permission, unless the law allows it.
Some of our graphics use icons, fonts or map data made by others, under their own licences. Those parts still belong to their makers.
We follow those licences and keep the credits they ask for (see Copyright notes).
Don't remove credits or watermarks, or say our work is yours.
To ask for permission, email hello@myeasyagents.com with "Permission request" in the subject. Tell us what you want to use, where and for how long, and whether it is for business.
Things you send us
Photos, documents, messages and reviews you send us stay yours.
You allow us to store and use them, free of charge, for as long as we need them to give you the service, check and advertise the home, deal with complaints and follow the law. We ask you first before we use them in advertising, or show your review with your name.
Only send us things you have the right to send. Don't send other people's private details or documents without a good reason.
We may resize or crop photos, but we never edit them to make a home look different from what it is.
We may remove anything that looks illegal, copied, misleading or unsafe. To ask us to remove something you sent, email hello@myeasyagents.com. We may have to keep some records because the law requires it.
Your privacy
Our Privacy Policy explains what details we collect, why, who sees them, where they are kept, for how long, and what you can ask us to do. It also explains the cookies and browser storage the website uses.
Agreeing to these terms is not agreeing to marketing. That is a separate choice. Our visitor statistics (Google Analytics) only switch on if you click "Accept" on the cookie banner.
To see, correct or delete the details we hold about you, email support@myeasyagents.com with "Privacy request" in the subject, or message us on WhatsApp. We reply within 5 business days and sort it out within 30 days. You can also complain to the Nigeria Data Protection Commission.
Services we rely on
We use other companies' services to run MYEASYAGENT:
- WhatsApp (Meta);
- Google: Sheets, Gmail, Forms, Firebase phone alerts, YouTube videos, and Google Analytics if you accept it;
- Vercel, which hosts our website;
- OpenStreetMap, for map data.
Their own terms apply when you use them.
We chose these services with care, but if one of them stops working, we can't fix it ourselves. This doesn't remove any duty the law gives us.
Keeping the website running
We try to keep the website working, but we can't promise it will never go down.
Don't try to get into anything that isn't yours, or interfere with the website.
We keep logs and records to keep things safe, prevent fraud, handle complaints and follow the law. Our Privacy Policy explains this.
What our information is for
Our listings help you decide which homes to ask about. They are not a land search, a surveyor's report or legal advice, unless we have agreed in writing to give you that.
We can't promise a home will stay free, that the owner will accept your offer, or that every fault or legal problem will be found.
This doesn't cancel any promise we make in these terms, or our duty to take care.
If something goes wrong
Nothing in these terms takes away a right that Nigerian law gives you.
We are not responsible for something done only by another person who we are not responsible for. We are responsible for our own work, what we say, and our own mistakes.
If our service falls short, we will put it right or give you back a fair part of the fee you paid us, as the Federal Competition and Consumer Protection Act 2018 requires. Other costs, such as moving costs or hotel bills when a move is delayed, we only cover where the law says we caused them. This clause never covers us for fraud or carelessness, or for anything the law says we can't limit.
If you cause us a loss
If we lose money because of your fraud, your illegal behaviour, a serious breach of these terms, or your use of someone else's rights without permission, you may have to pay it back, as far as the law allows. We would have to prove the loss.
A client never has to pay for our own wrongdoing.
For agents and landlords explains an agent's duties in more detail.
Complaints
You can complain in any of these ways:
- the Report a problem form;
- email to support@myeasyagents.com;
- WhatsApp +234 704 835 6004;
- a phone call to +234 703 421 7912.
When we get your complaint, we tell you who is dealing with it and when you will hear from us.
Tell us how to reach you, the listing or request reference (it starts with MEA-REQ-), the dates, what happened, and any evidence you have. We won't ask for more than we need.
Reports of fraud, threats, danger, leaked personal details or misleading listings are dealt with first. We may pause a listing while we look into it. How we handle a complaint explains our steps.
Complaining to us doesn't stop you going to a court, the Federal Competition and Consumer Protection Commission, the Nigeria Data Protection Commission or LASRERA.
Pausing or closing access
We may limit, pause or end someone's access to MYEASYAGENT because of fraud, serious complaints, illegal behaviour, security threats, a serious breach of these terms, or a legal requirement.
When it is safe and lawful, we tell you why and how to ask us to look at the decision again.
Closing your access doesn't cancel a service we already agreed, a payment already due, or a legal duty.
Changes to these terms
We may change these terms when our services, the way we work or the law changes. Each version shows its date at the top.
A change doesn't affect a client request we have already accepted, unless you agree. Agents get at least 30 days' notice in writing before a change to the section for agents takes effect (Ticking the box, and changes).
We keep a record of who accepted which version, and when. If you need a copy of the version you accepted, ask us and we will send it.
Agents who registered before these terms. If you registered before 5 November 2026, the change in "Clients we introduce" applies to you from 5 December 2026, after 30 days' notice; until then the rule you accepted still applies. If you registered before 23 October 2026, the rest of the section for agents applies to you from 22 November 2026; until then the agent terms you accepted still apply. Agents who register on or after 5 November 2026 accept these terms when they register.
The law, disputes and other legal points
These terms are governed by Nigerian law and the laws of Lagos State.
If you have a dispute with us, please raise it with us first (Complaints), so that we can try to settle it fairly. If that doesn't work, either of us can go to the courts of Lagos State. You can still go to a regulator at any time.
If a court decides that one part of these terms can't be enforced, the rest still applies.
If we don't enforce a rule straight away, we haven't given it up. We only give up a rule in writing.
These terms don't make us partners, and they don't make anyone our employee.
If our business moves to another company, we will only transfer these terms in a way that doesn't reduce your rights, and we will tell you.

For people looking for a home
This section applies when you look for a home with us, book a viewing, or use our Agreement Clinic. The section For everyone applies too.
Our services for people looking for a home
You can ask us to find a home for you, book a viewing of a listed home, or have your tenancy agreement reviewed.
If you live outside Lagos or outside Nigeria, our team can check the home for you and arrange the viewing for someone you name in writing. That way you don't have to rely on videos from strangers or on people you can't check.
When we take on your request, we tell you who will show you the home and who to contact.
The Agreement Clinic reviews your tenancy agreement against the Lagos State Tenancy Law 2011. You get a written report in plain English that points out any clause that looks unfair or unlawful. It is optional and has its own fee (see What you pay us). The report is not legal representation, and we don't act for you in a dispute. If a lawyer did the review, the report says so.
Homes that we manage for their owners carry their own label on the website (see For owners who want us to manage their property).
Telling us the truth
Give us your real name and a WhatsApp number we can reach. Tell us your budget, the areas you want, when you want to move, and anything else that matters, such as parking, children or pets.
If your budget or needs change, tell us. Wrong information means wrong suggestions and wasted trips.
Some questions on our forms are optional. We only ask what we need, and our Privacy Policy explains why we ask each one.
Finding homes for you
We use what you told us to look for homes that suit you, including homes that aren't on the website yet, and we message you on WhatsApp.
A home we suggest is not held for you, and it may not suit you. Ask questions, go and see it, and check the details that matter to you.
We can't promise you will be the first to hear about a home, or that every message will arrive straight away.
What our checks tell you
Each listing shows what we checked and when. A label is not proof that someone owns the home.
Before you pay anyone, check who they are and whether they have the right to collect the money. See the home, read the papers, and get advice if you need it.
If anything looks wrong, tell us (see Complaints). We look into every report, but we can't promise that money lost to someone else can always be recovered.
Viewings
A viewing depends on being able to get in, on the owner being available, on it being safe, and on any reasonable rules we tell you about beforehand.
Please be on time. If you can't make it, tell us on WhatsApp at least 4 hours before the viewing (see Cancellations and refunds).
Ask about anything that matters to you: faults you can see and faults you can't, water and light, service charges, getting in and out, repairs, and any house rules. A viewing is not a professional inspection.
Don't go into parts of the property you weren't invited into. Don't damage anything, photograph the people living there or their papers, or behave in a threatening way.
For homes our team hasn't visited yet, see Our checks.
Offers and documents
If the owner allows it, we can pass on your offer. The owner decides whether to accept it.
A home is only yours when the owner has agreed and it is written down. A viewing or a WhatsApp chat does not give you the home.
Read every document before you sign or pay. Our Agreement Clinic can review your tenancy agreement for you.
Rent and deposits
You pay rent, caution deposit and agency fee straight to the owner, or to the agent who holds the home. You never pay them to us (see Money). The one exception is a home that the owner has given to us to let. Then the agency fee is our own commission, and we tell you that in writing before you pay.
Before you pay, check the person's name, their right to collect the money, the amount and the account details. Get a receipt and keep the transfer reference.
Be careful if someone rushes you for money, asks for cash without a receipt, gives you a personal account that doesn't match their name, or suddenly changes the payment details. Check any change with us first.
We will never tell you to pay someone who isn't allowed to collect the money, or describe a payment falsely. If you report a scam, we keep the evidence and help you as much as we can.
We can't refund money we never received. You keep all your rights against the person who did receive it, and against us for our own part.
Rent in advance. The Lagos State Tenancy Law 2011 (section 4) limits how much rent a landlord can ask for in advance in most of Lagos. If you are asked for more, talk to us before you pay. The Lagos tenancy bill of 2025 is only a proposal; it is not law yet.
What you pay us
The Home Check fee. The Home Check fee pays for the work we do before you travel, so that you don't spend money and time on a home that isn't real, isn't free or isn't what you were told. For each home, we:
- confirm with the agent who holds the keys that the home is available, and tell you when we confirmed it;
- tell you what our team checked, whether we visited the home, and send you photos or video;
- send you an estimate of the total cost to move in and of your transport to the viewing;
- arrange the viewing with you and the agent, and our team member comes with you.
We send you this Home Check on WhatsApp before you travel.
How it works:
- You pay it to MYEASYAGENT LIMITED only, never to an agent (see Money).
- You pay it only after the agent has confirmed that the home is free.
- The amount depends on the area the home is in. We tell you the amount in writing before you pay.
- It is separate from rent, and from anything the owner or agent charges.
Seeing the home itself costs nothing (₦0 inspection fee). The Home Check fee is for the checks above, not for permission to view.
How much. The fee depends on the area the home is in. Our team sets the fee for each area and may change it from time to time. The amount you pay is the one we tell you in writing, on WhatsApp or by email, for your home, before you pay. A later change never affects a fee we have already quoted you.
What it covers. One Home Check fee covers up to two viewings.
- On the first viewing, the fee covers the travel of our team member and of the agent. Nobody may ask you for transport money or a tip.
- If the first home isn't right, the fee also covers arranging a second viewing. For that trip, you pay the transport of our team member and of the agent, and we tell you roughly how much before you agree.
- A third viewing needs a new Home Check fee.
Agreement Clinic.
| Review | Fee | When you get the report |
|---|---|---|
| Standard | ₦25,000 | In about 48 hours |
| Urgent | ₦45,000 | The same day |
You pay before the review starts. We send you the account details on WhatsApp.
Transport estimates. When we tell you roughly what transport to a viewing will cost, that is our best guess. Drivers and transport companies set the real fares.
Commission. You don't pay us a commission. When a letting goes through, we may get a share of the agent's commission (see What you earn, and what you pay us). We tell you this so you understand how we are paid.
Receipts. You get a receipt for every fee you pay us. We don't charge VAT.
Questions about fees? Email hello@myeasyagents.com or WhatsApp +234 704 835 6004. We'll explain the fee and show you our records.
Your part
Please be honest and respectful, and keep to the law. Treat owners, agents, people living in the home, neighbours and our team with respect. Don't pretend to be someone else or say you can pay more than you can. Don't use MYEASYAGENT to harass, threaten, cheat or unfairly discriminate against anyone. Don't misuse other people's details or photos. Follow the instructions for the viewing, and tell us quickly about fraud, wrong listing details or anything unsafe.
If you deal with an agent or owner without us. You are free to. But if, within 12 months of a viewing we arranged, you pay for that home, or another home the same agent showed you through us, without telling us, our protection doesn't cover that deal: we can't refund money you paid them, and we can't step in if something goes wrong. We will still help you report a scam. If you tell us, we can still check the agreement in the Agreement Clinic.
Your feedback. After a viewing, we ask you on WhatsApp whether the agent came on time, whether they behaved well, and whether anyone asked you for money outside MYEASYAGENT. Please answer honestly. It is how we keep agents accountable (see Strikes and removal).
Cancellations and refunds
You get the Home Check fee back in full only if:
- after you paid, we can't confirm that the home is available, including when you arrive and the home is no longer available;
- the home is very different from what we told you: a different neighbourhood, a different number of bedrooms, or rent more than 10% different from what we said.
If we cancel the viewing ourselves, we arrange another one for you. If we can't, we give you the fee back, because we won't keep money for a service we didn't provide.
You don't get it back once we have confirmed the home is available and the agent has agreed to show it, if:
- you change your mind or what you want, or decide not to go;
- you don't turn up, or you cancel less than 4 hours before the viewing;
- you don't like the style or finish of a home that matches what we described;
- you don't meet the owner's requirements, and we told you those requirements before the viewing;
- you try to deal with the agent or owner without us.
Proof. Before we agree a refund, or any other exception, we may ask for reasonable proof, for example photos, messages or a document.
How to ask for a refund. Message us on WhatsApp +234 704 835 6004 within 48 hours of the viewing time, with your request reference. If we agree, the money goes back to the account you paid from within 7 business days.
Agreement Clinic refunds.
- If we can't start your review, you get the whole fee back.
- If you paid for an urgent review and the report doesn't arrive the same day, we give you back ₦20,000, the difference between the urgent and standard fees.
- After the report is delivered, there is no refund, unless the review wasn't done with reasonable care. In that case we redo it or give you back a fair part of the fee.
Money you paid to an owner or agent. For rent, deposits or agency fees, ask the person you paid. You can still complain to us about our own part, and we will help you report a scam.
None of this takes away your rights under the Federal Competition and Consumer Protection Act 2018 or any other law.
Your details
We use your contact details and what you are looking for as our Privacy Policy explains: to reply to you, find homes, arrange viewings, keep payment records and follow the law.
Agents don't get your phone number or email. Our team arranges the viewing with you on WhatsApp. The agent is told the time and your first name, so they know who to expect.
We ask you first before we use your details for marketing, publish your review, or use your picture.
Don't send us someone else's ID, contact details, messages or pictures without their permission, unless you have another lawful reason.
When you tick the box
When you tick "I have read and accept the client terms", or pay a fee after we've sent you a link to these terms, you are saying that you have seen what the service is, what the fee is and who gets it, how refunds work, what we checked on the home, and how we use your details.
That doesn't take away any of your rights, or any of our duties.
For agents and landlords
This section applies to everyone who registers with us as an agent or sends us a home to list. The section For everyone applies too.
Who this section is for, and your role
This section is for licensed agents, landlords, property managers, and anyone who introduces us to the person who holds a home. You all sign up to the same agreement. You accept it by ticking the box on our agent registration form or property form (on the website or in Google Forms). The box links to these terms.
Your role depends on the home. For each home, the question is: do you hold the keys and the owner's permission to show it and rent it out?
- Direct Agent: yes, and you have a LASRERA registration, ERCAAN membership, or both.
- Mandate-Holder: yes, but you don't have a trade licence. For example, you are the landlord, you manage your own property, or you are a lawyer managing a client's property. We never present a Mandate-Holder as a licensed agent.
- Connector: no, but you know who does, and you share their name and phone number with their agreement.
You can be a Direct Agent for one home and a Connector for another.
You are independent. Agents are not our employees, partners or officers. Our team members, who arrange requests and viewings, are employed or engaged by MYEASYAGENT LIMITED under their own contracts. They are not agents under this section.
Don't tell anyone that you work for MYEASYAGENT or speak for us.
Joining, and our checks
When you register, we ask for your name, WhatsApp and phone numbers, email, the languages you speak, your experience, the areas and kinds of homes you work with, your LASRERA and ERCAAN numbers and expiry dates (if you have them), and a photo so we can check who you are.
We check who you are, and your LASRERA or ERCAAN details if you give them, before you appear on our register. You agree that we may check again at any time.
Everything you tell us must be true and up to date. Tell us quickly if your licence, membership, permission or contact details change.
What clients see about you. Your public profile shows your name, photo, the areas you cover, and the labels you have earned:
- "On our register" for every active agent;
- "ERCAAN member" only if we have recorded your membership;
- "LASRERA registered" only if we have recorded your own registration number.
MYEASYAGENT LIMITED's own LASRERA permit is never shown as yours.
How you work with clients
Be honest with clients about the condition, price and availability of every home.
Never ask a client to pay you anything more than what we told them, and never collect money outside MYEASYAGENT.
Treat every client with respect.
If something goes wrong, tell us quickly. A mistake you own up to straight away is treated very differently from one we find out about ourselves.
When our team asks if a home is still free, reply within 4 hours during business hours.
Don't mislead anyone about who owns a home, about fees, about what you are allowed to do, or about what MYEASYAGENT offers. Don't fake documents, take bribes, or promise a refund, discount or anything else you aren't allowed to promise.
Follow the laws and professional rules that apply to you, including LASRERA registration where it applies.
If a client wants their agreement reviewed by our Agreement Clinic, help them. Don't pretend to be the Clinic, and don't give legal advice.
Listing a home
Before you send us a home, you need the owner's permission to advertise it. If you are a Connector, you need the agreement of the person who holds the home before we contact them. Show us proof if we ask.
Visit before you list. The Direct Agent or Mandate-Holder must go to the home before it is listed and confirm that it exists, that it is free, and that it matches the condition and price clients will see.
Tell us within 24 hours if a home is no longer free, is let or sold, changes in an important way, or is no longer yours to advertise.
Real photos only. Take every photo at the actual home. No stock photos, and no photos from other listing sites. If our team hasn't visited the home yet, send a clear, recent HD video that shows everything a client would want to see (see Our checks).
To the best of your knowledge, the listing must be right about the location, the rent or price, every charge, availability, features, known faults and the owner's requirements.
We may pause or take down a listing if proof is missing, the owner says you don't have permission, the information looks misleading, or there is a fraud or safety concern.
Helping us check
Help us with our checks: give us access, tell us who the owner is, show us your permission, confirm the home is free, and answer our questions about its condition.
Never fake an inspection, hide a known problem in photos or video, edit them to mislead, or say a check happened when it didn't.
We only record what we checked ourselves. What you tell us is never shown as our check.
Tell us straight away about any fault, ownership dispute, fake document, danger or fake listing you hear about.
Clients and their details
We don't give agents a client's phone number or email. Our team arranges viewings with clients on WhatsApp. You get what you need to show the home: the request reference, the home, the day and time, and the client's first name.
Anything you learn about a client is private. Use it only to show the home. Don't sell it, share it or use it for anything else.
Clients we introduce. A client is introduced by us when our records show we sent you their request or booked them a viewing with you: the request reference, the booking or the receipt carries the date. For 12 months from that date, if that client rents, leases or buys a home you handle (the one we showed or any other), the letting counts as ours: tell us within 7 days, and pay our share of the agency fee as set out in Sharing the commission (50% when we connected the client to you). If you already knew the client before we introduced them, tell us within 7 days of the introduction and show us how, for example with your earlier messages; that client is then not counted.
If you hide a deal. Not telling us about such a letting counts as a strike, and you are suspended until our share is paid (see Strikes and removal). Our share is still due, and payments we owe you are held until it is settled. We don't take away payments you already earned for other viewings.
Never tell anyone that we approved an offer, checked who owns a home or guaranteed a deal, unless we actually did.
What you earn, and what you pay us
Listing is free. It costs you nothing to list a home with us.
Logistics Payment. Each time a client completes a paid viewing of a home you confirmed as the Direct Agent or Mandate-Holder, we pay you a Logistics Payment. The amount depends on the area the home is in, and we tell you the amount for each home in writing when we accept the listing. We pay it immediately after the viewing, once it has taken place successfully: the client came, and the home was available and matched what you confirmed.
Introduction Reward. When you introduce us, as a Connector, to the person who holds a home, and a client then books and completes a successful paid viewing of that home, you get a one-time Introduction Reward. The amount depends on the area the home is in, and we tell you the amount in writing when we accept the listing. We pay it immediately after that first successful viewing.
Sharing the commission. When a letting goes through, we take a share of the commission, using the 100 / 50 / 25 split that Lagos agent networks have long used. The client pays the agency fee to the agent who holds the home. Our share is:
- 100% when the owner gave the home to us. We are then the agent for that home, and the fee is our own commission.
- 50% when we connected the client directly to the person who holds the home.
- 25% when an agent connected us to the person who holds the home.
In the 50% and 25% cases, pay our share into the MYEASYAGENT LIMITED account within 7 business days of receiving the agency fee. We send you the account details in writing, together with a written statement of how the amount was worked out.
Changes and records. Our team sets the amounts for each area and may change them. We tell you in writing before a new amount applies to your homes, and a change never affects a viewing that has already been booked. You can ask for a record of what we owe you at any time. If you think we missed a payment, tell us in writing, and we reply within 5 business days.
Agency fee. Charge the agency fee shown on the listing and agreed with the client before the viewing, and nothing more. If you ask a client for more than that, we may remove you. We are not responsible for fees you overcharge.
Failed confirmations. If a client arrives and the home doesn't match what you confirmed, or it isn't free and you didn't tell us within 24 hours, that is a failed confirmation. The client gets their Home Check fee back, and you get a strike (see Strikes and removal).
We only take something off what we owe you if you agreed to it in writing, it is lawful, and we show you each item.
Money rules for agents
Clients pay rent, deposits and agency fees straight to the owner, or to the agent who holds the home. We don't handle that money, except our own commission when the owner gave the home to us.
Never say or suggest that you can receive money for MYEASYAGENT. Never ask a client to pay our fees to you.
Give clients correct payment instructions and receipts. Tell us at once about suspected fraud or money sent to the wrong person. If payment details change, write it down and confirm it separately.
Never use the MYEASYAGENT name to get money paid into a personal account.
Data and confidentiality
Use only the personal details you need for the work, and follow our Privacy Policy and our instructions.
Don't keep client details longer than you need them. Don't move them to your own storage, share them, or use them for anything else.
If client details are lost, seen by the wrong person or misused, tell us straight away at support@myeasyagents.com and on WhatsApp +234 704 835 6004, and help us deal with it.
You must keep things private even after you stop working with us.
You agree that we may store your name, contact details and licence details to run our network, and send you WhatsApp messages about client requests and your membership.
Our brand
Use the MYEASYAGENT name, logo, listing templates, labels and graphics only for work we have agreed, and only as our brand guidelines allow.
Don't change our logo, suggest a partnership we haven't agreed, show a label you haven't earned, register a similar web address or social media account, or suggest that the government approves you or us.
Our drawings, layouts, photos and videos stay ours. Using them doesn't make them yours.
Keep any credits that come with icons, fonts or other material in our templates.
If we pay you to make something for us, we agree in writing who owns it and how it can be used.
Complaints and investigations
Tell us quickly about client complaints, fake listings, payments that shouldn't have been made, threats, danger, leaked personal details, or accusations of misconduct.
Keep the messages, records and receipts, and help us with any fair investigation.
While we look into a serious concern, we may pause your listings or your access. We tell you what the concern is and give you a chance to explain.
Strikes and removal
- The first time a problem is confirmed, you usually get a written warning.
- The second time, you are suspended for a while.
- Hiding a letting with a client we introduced (see Clients and their details) counts as a strike, and you are suspended until our share is paid.
- Confirmed dishonesty or taking advantage of a client means you are removed straight away.
- Three confirmed strikes always means you are removed.
We always tell you in writing why we acted, and give you a chance to reply. The only exception is when a client's safety or money is in immediate danger.
If you are removed, you lose any payments linked to the deal where you broke the rules. Work you did honestly before that is still paid.
When you leave or are removed, stop presenting yourself as working with us, stop using our materials, return or delete our information, and hand over the records of any open cases.
Payments you have already earned, and your duties to keep things private, protect data and respect our brand, continue after you leave.
Ticking the box, and changes
By ticking the box, you confirm that you have read this section, understood how your payments are worked out, understood your role for each home, and understood our rules on checks and privacy.
We give you at least 30 days' notice in writing before we change this section.
For owners who want us to manage their property
This section applies to owners who ask us to manage a property. The section For everyone applies too.
A separate written agreement
We only manage a property when MYEASYAGENT LIMITED and the owner have both signed a separate Property Management Agreement.
That agreement says which property, for how long, which services are included and which aren't, our fee, how we report to you, what we may repair, what happens in an emergency, how either side can end it, and how we hand over at the end.
These terms alone don't allow us to collect rent, hold deposits, sign a tenancy, spend money, hire workers, or commit you to anything.
What we may do
The Property Management Agreement lists exactly what we may do for you. For example: advertise the property, arrange viewings, deal with tenants, send notices, arrange repairs or hire workers.
Spending. We don't spend any of your money without your written approval for each item. The only exception is urgent work to stop immediate danger or serious damage, which we report to you within 24 hours.
We don't give legal services, or do technical work that needs a licence, as part of managing your property.
Rent, deposits and repairs
Tenants pay rent and deposits for managed properties straight to you (see Money), unless the Property Management Agreement says otherwise in writing. If it does, we first publish separate terms for collecting rent, as promised in Money.
The Property Management Agreement says who is responsible for repairs, utilities, service charges, workers and approvals, and which receipts you need to pay us back.
Reports and handing over
The Property Management Agreement says how often we report to you on inspections, repairs, payments and incidents.
When the agreement ends, we hand over the keys and access, tenant records, unfinished repairs, contracts and documents. We pass on or keep personal details only as the law allows.
What our labels mean
The labels
We only use a label when we have a record of the check behind it.
| Label | What it means | What it doesn't mean |
|---|---|---|
| On our register (agents) | We checked who the agent is, and they accepted our agent terms | That they have a licence, unless a licence label is also shown |
| LASRERA registered (agents) | We recorded the agent's own LASRERA registration number | That MYEASYAGENT's company permit belongs to the agent |
| ERCAAN member (agents) | We recorded the agent's ERCAAN membership | That ERCAAN approves us or the listing |
| Property existence checked | On the date shown, we recorded proof that the home is where the listing says | Who owns it, or that there is no dispute over it |
| Agent identity checked | We checked and recorded who the agent is | That they may advertise the home, unless we checked that too |
| Authority to market checked | We saw proof of the owner's permission, or the owner confirmed it | A land or title search |
| Availability confirmed | The person holding the home told us it was free at the time recorded | That it is still free now |
| Visual inspection completed | Our team visited or looked at the home on the date shown | That the building, wiring, plumbing or surroundings are safe or sound |
| Media captured by MYEASYAGENT | We took, or paid for, the photos or video shown | That the photos show every problem, or that nothing has changed since |
Dates, rechecks and corrections
Each listing record notes who checked, when, how, what evidence they saw, what they found, and what they didn't check.
How often we recheck. We confirm that a home is free with the person holding it before every viewing is booked; the Home Check fee is only charged after that. If a home has been shown as available for 45 days, we ask the person holding it to confirm it again.
ID and ownership papers stay private. A listing shows only what was checked and the result.
If a listing is challenged or looks out of date, we pause the label or the listing while we check. Any correction is recorded with the date and the reason.
Limits, and raising concerns
Checks lower the risk. They can't rule out fraud, hidden faults, ownership disputes, forged papers or later changes.
Our team and our agents must report any of the following to support@myeasyagents.com and on WhatsApp +234 704 835 6004, marked "Urgent": suspected forged papers, two people claiming the same home, threats, danger, or anyone pressuring them to fake a check.
We regularly look at a sample of our listing records. Anyone whose records are incomplete or misleading is retrained, or stops doing checks.

What a listing record contains
We keep a record for every listing. It notes:
- the listing reference (it starts with MEA-PR-);
- the community and LCDA (the exact address stays private);
- when the check was done, and who did it (kept internal);
- whether we checked that the home exists, who the agent is, and the agent's permission to advertise it: checked, not checked, or not settled;
- how the owner or their representative confirmed things (call, WhatsApp or document), and when;
- whether the home was free, with the date and time;
- what the home looked like (only what was seen);
- whether we took photos or video, and when;
- faults or limits that were reported;
- any technical inspection, but only if one was actually done;
- what we did not check;
- where the evidence is kept (internal, limited access);
- when availability must be checked again (45 days after the last confirmation);
- which labels the listing may show;
- who reviewed the record, and when.
How we handle a complaint
- We log the report with a reference and the date.
- We decide how urgent it is. Fraud, leaked personal details, threats and danger come first.
- We do what we can straight away, such as pausing a listing or label, limiting someone's access, warning the people affected, or keeping the evidence safe.
- Where we can, someone who wasn't involved looks into it.
- We only ask for the information we need, and we keep personal details safe.
- We look at the listing record, the evidence of our checks, the messages and what fees were explained.
- We tell you what we decided and why. If we need more time, we tell you why and when you'll hear from us.
- We record what we did: corrections, refunds where due, training, strikes, suspensions or reports to the authorities.
- We ask ourselves whether the problem shows a bigger fault, and fix it.
- We never stop anyone from going to a regulator or a court.
